Flood insurance, like most insurance, is something you take for granted until you need it. Pro-tip: You need it, and you will thank me later when the flood does come and washes away the value of your home.
Regular Home Insurance Does Not Cut It
Conventional Homeowners insurance, I’m sorry to say, will not cover any damage caused by flooding to a home. The homeowner needs to get a separate policy to cover any flood-related losses. Flood, under our current jurisprudence, dictates that flood is water that is travelling along or under the ground.
Unfortunately, even the Everglades are hit by climate change. The increase in global temperatures is causing the polar ice caps to melt and making weather conditions worse.
As a result weather disturbances are getting worse and floods are getting higher. It is bad news for homeowners who live near bodies of water and low-lying areas. In fact, a house built in flood free zone in the 1980s might very well be at the centre of flooding today.
Flooding Wipes Out the Value of a Home
Sad to say, but flooding will wipe out the value of a home. The Carpets need to be replaced; floorboards need replacing. Anti-termite and other vermin treatments have to be reapplied. In short, the area that was flooded has to endure major repairs.
To make matters worse, because regular home insurance will not cover these repairs the homeowner is left with the terrible choice of spending out of pocket to make the needed repairs. Or let the house rot in the flooded state and watch its appraisal value plummet.
Flooding Is A Health Hazard
The later option above mentioned is a bad idea. Mould, fungus and other threats abound in a flooded house. You have to go ahead and make those repairs because the house can become a health hazard.
It is better to spend a few thousand dollars to effect post-flooding repairs rather than watch your family get sick and go bankrupt trying to nurse them back to health.
It would be prudent to get flooding insurance, no one ever expects or desires the tragedy would trigger insurance to kick in. But if you have insurance, you can have the assurance that even if the tide comes in and floods your home, it will not be the cause of your ruin.
