Do I need a 4-Point Inspection?
When it comes to homeowners insurance, companies typically see older homes – as charming and beautiful as they are, especially in the Oldest City - as greater risks.
Whether it’s risky piping, missing shingles or an outdated water heater, insurance companies certainly take caution before insuring an older home – even if it is in great condition or recently updated. To mitigate risk, most carriers require a Four-Point Inspection before insuring homes 30-40+ years of age. A Four-Point Inspection examines four systems in the home – plumbing, electrical, HVAC and roofing. It differs from a pre-sale home inspection which may be more thorough in nature. The Four-Point only satisfies insurance requirements. Any systems in the home that need updates or do not have useful life left may need replaced before the insurance company will be accept the home. Typically, these inspections cost anywhere from $100-$150 to have completed by a licensed home inspector.
